PINETREE HILL, jointly developed by UOL & Singapore Land boast 88% of landscape footprint to enhance living lifestyle to another level. Having large communal spaces is definitely welcoming to home owners especially after our pandemic lock-down experience in 2020.
Consisting of only 3 towers staggered in position, gives every unit unobstructed views while enjoying large communal spaces and facilities. UOL has always been renowned for their lush landscapes that home owners truly enjoy, even more so in a concrete jungle like Singapore.
LOCALE
Situated in District 21, within the prestigious Mount Sinai/ Pandan Valley neighbourhood, with top-tier educational institutions, commercial, dining and lifestyle options. Nature adventure awaits along theRail Corridor, Ulu Pandan Park Connector, the hidden gem of the Clementi Forest, upcoming Old Jurong Line andClementi Nature Trail. Personally I enjoy the immediate location where it is serene and convenient for my cycling and photography adventures and peaceful neighbourhood at nightfall.
FACILITIES
There are 42 facilities catered to the residents which is very generous but will I eventually use them all is another question. As with most developments these days, facilities is like buying a car with the latest equipments such as heads-up display, GPS, airplay etc. From my observations, home hunters definitely dwell into this aspect and the more the merrier. I appreciate the developer's dedication to providing and thoughtfully drawing out all the various communal spaces while not intruding into the privacy of the homes due to high elevation of the units.
FINISHING
In this modern era, it is ever so competitive with the fittings that comes with the development and PINETREE HILL do not disappoint. Brands such as BOSCH, De Dietrich and Samsung are some of the brands you can find here. It serves it's function and aesthetically pleasing to me but the brands do give me assurance on reliability. Carpentry works are decent and efficiently designed of me to feel a good sense of getting what I pay for.
LAYOUT
There is a variety from 1 + study to 5 bedroom units to choose from and I must admit that it is very well designed and space efficient; meaning usable areas are well thought of and catered to home users' needs. Due to stringent requirements in Singapore, layout designs are similar most the time; only difference are miner variation in size for spaces such as living, dining, bedroom and washroom etc.
Let us agree to one thing, every household has their own requirements and there will never be a perfect size or home unless we build it ourselves. The perception of space differs with individuals but for me, I do enjoy the space I'm experiencing throughout the unit types.

Well spaced out from block to block

CONS
MRT is 3 bus stops away
Only 1 reputable school within 1km
CONCLUSION
Would I want to live here? I would consider if I wanted something from the busy city center, but having raise in Serangoon Gardens and spending most of life in District 19, I do not have the courage to venture too far and out of my comfort zone especially with friends and relatives living close by; the same for most Singaporeans.
As for investment purpose, I do acknowledge that the price point is equitable and should see decent appreciation with time, efficient layouts combined with wonderful facilities will attract tenants in future. The investment 'game' has somewhat changed with time due to policy and regulatory updating, so we do see the need to hold a property for between 5 to 7 years to decent appreciation.
PINETREE HILL is definitely in my wish-list should I have spare change for investment.
